If you’re purchasing a home with a VA loan, you’re likely focused on meeting all inspection requirements and closing without delays. One question that often comes up is, “Does a VA loan require a termite inspection?” The answer depends on where your future home is located.

The Plunkett’s team is here to clarify what’s required, where termite inspections are mandatory, and how we can help ensure your VA home loan termite inspection goes off without a hitch.

Why Termite Inspections Matter for VA Loans

The Department of Veterans Affairs wants to ensure the homes financed through VA loans are structurally sound. That’s why, in areas known for termite activity, a wood-destroying pest inspection is often required.

In short, VA pest inspections are all about protecting your investment and ensuring the long-term safety of your home.

So, Do VA Loans Require a Pest Inspection?

The VA doesn’t require termite inspections nationwide. Whether or not a VA loan termite inspection is required depends on the state or county where the property is located:

If you’re buying in one of the green or yellow areas, chances are you’ll need a VA home loan termite inspection. You’ll also need to submit VA Form NPMA-33 (Wood Destroying Insect Inspection Report) before your loan can close.

Who Pays for a VA Pest Inspection?

Historically, VA rules didn’t allow buyers to pay for termite inspections in most states. Instead, sellers or other parties were required to cover the cost. But in June 2022, the Department of Veterans Affairs updated its policy to allow more flexibility: buyers can now pay for the inspection—but only if it’s necessary to make the deal happen.

That said, most buyers still don’t pay this fee. In many areas, it’s customary for the seller to cover it as part of the agreement. However, payment responsibilities can vary depending on:

  • The state you're buying in
  • Your lender's requirements
  • What you negotiate in your purchase contract

If you’re still unsure, talk to your real estate agent and lender to understand what’s typical in your area, and what’s negotiable.
